After holding down the title of the nation's hottest housing market, it seems that things in Buffalo have slipped in the national real estate department. While it's slipped some, it didn't slip much according to Zillow's 2026 Hottest Housing Market Index.

Since 2026, Buffalo has dropped a whopping 1 point in the rankings, earning the spot as the second hottest market in America.

While Buffalo isn't number one, it's quite easy to see why the region still ranks so high, as the mansion that was just owned by one of Western New York's most prolific real estate developers just sold for a huge sum.

Doug Jemal's Delaware Park Home in Buffalo Sells For $2.75 Million

According to data from the Buffalo Niagara Association of REALTORS, the average house for sale in Buffalo is only on the market for 26 days, and it seems that this has rung true for Doug Jemal's house, which was on the market for less than a month before it sold for a huge sum of money.

The nearly 8,000 square foot, five-bedroom, and eight-bathroom mansion on Nottingham Terrace made quite a stir in the real estate market as people flocked from far and wide to check out the inside of the house that sits on one of Buffalo's most exclusive streets.

Jemal has been in the news a lot lately since he publicly announced his relationship with Buffalo has turned sour, and based on his selling his house and pulling out of several big-name projects he had on the burner, he may be planning his exit from the Queen's City.

When I bought the house, I planned to move to Buffalo and establish myself. I don’t at the present time... I thought we would function as a cohesive city. I don’t believe that’s happening at the present time, nor do I see any changes in sight.

Originally purchased in April 2020 for $1.425 million, has sold for $2.75 million according to Buffalo Business First, putting a few extra bucks in his pocket.
