Multiple Real Estate Transactions This Week in Buffalo

For the second time this week, a condo in the historic Bethune Lofts has sold.
And, the recent series of sales in the North Buffalo landmark serves as a snapshot of the continued, strong interest in buyers landing a Buffalo address.

In the latest transaction, James Conley paid $147,000 for a second-story condo, according to documents filed May 30 in the Erie County Clerk’s office. The deal follows one that saw a first-floor condo in the Bethune Lofts sell for $207,207 on May 29.
Nearly 70% of the 87 units in the Bethune Lofts have either sold or are under contract to sell in the coming weeks and months.

“The condominium sales at the Bethune Lofts are tracking ahead of our projections,” said Kyle Ciminelli, Ciminelli Real Estate Corp. president.

Ciminelli said the interest and response to the Bethune Lofts condos remains strong.
“We anticipate keeping this pace through the upcoming months,” Ciminelli said.

Ciminelli Real Estate, through its 2915 Main Street LLC affiliate, acquired the Bethune Lofts in 2011 and initially renovated the five-story structure into apartments. The developer received state approval to convert the apartments to condos in early 2023.
Built for the Buffalo Meter Co., the building opened in 1917 and was designed by Louise Blanchard Bethune., the nation’s first registered female architect.

The University at Buffalo bought the building in  1971 and housed such departments as its School of architecture and Urban Planning there. It sold the building - located next to Bennett High School - to Ciminelli.

In other residential real estate deals, all of which closed on May 30, according to documents in the Erie County Clerk's office:
• The county’s 18th million dollar home sale saw local businessman Daniel Sutton pay $1.16 million for a four-bedroom, 4,200-square-foot house at 9743 Cobblestone Drive in Clarence’s upscale Spaulding Lake subdivision.
‘The house, built in 2016, had been owned by David and Lisa Cowperthwait.
• Buffalove Holdings LLC, a real estate acquisition and development company founded Bernice Radle - who last year was named Preservation Buffalo Niagara executive director, sold a circa 1900-era multi-family home at 345-347 Massachusetts Ave. on Buffalo’s West Side for $384,000 to Dillon Pershyn and Laura Lutcha.
